Este acuerdo formaliza la intenci\u00f3n de proceder con la transacci\u00f3n y describe los t\u00e9rminos clave, como el precio, los plazos y las sanciones por incumplimiento. <\/span><\/p><p><span style=\"font-weight: 400;\">En esta etapa, el comprador suele pagar un dep\u00f3sito equivalente al 10% del precio de compra acordado. Esta cantidad sirve como un compromiso financiero vinculante: si el comprador se retira sin justificaci\u00f3n, puede perder el dep\u00f3sito. Por el contrario, si el vendedor se retira, es posible que deba devolver el doble del dep\u00f3sito. Si bien no es obligatorio por ley, el CPCV es una parte esencial de casi todas las transacciones inmobiliarias en Portugal, ya que brinda seguridad jur\u00eddica y claridad para ambas partes.   <\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-ee54adb e-con-full e-flex e-con e-child\" data-id=\"ee54adb\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-a4949a6 elementor-widget elementor-widget-heading\" data-id=\"a4949a6\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h4 class=\"elementor-heading-title elementor-size-default\">IMT: lo que realmente paga en el impuesto de transmisiones patrimoniales<\/h4>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ebbfad4 list-spacing2 elementor-widget elementor-widget-text-editor\" data-id=\"ebbfad4\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"font-weight: 400;\">El Imposto Municipal sobre as Transmiss\u00f5es Onerosas de Im\u00f3veis (IMT) es un impuesto que se aplica a la transmisi\u00f3n de la propiedad. Pagado antes de la escritura final, el importe se calcula en funci\u00f3n de una escala m\u00f3vil y var\u00eda seg\u00fan si la propiedad servir\u00e1 como su residencia principal o secundaria. <\/span><\/p><p><span style=\"font-weight: 400;\">Para las residencias principales, el IMT puede oscilar entre el 0% y el 7,5%, y se aplican tasas m\u00e1s bajas a las propiedades m\u00e1s modestas. Los compradores primerizos menores de 35 a\u00f1os pueden ser elegibles para una exenci\u00f3n total del IMT al adquirir su vivienda principal, siempre que el valor de la propiedad se encuentre dentro de los l\u00edmites definidos por el gobierno. Esta exenci\u00f3n puede reducir significativamente el coste de adquisici\u00f3n para los compradores m\u00e1s j\u00f3venes.  <\/span><\/p><p><span style=\"font-weight: 400;\">Un elemento clave a tener en cuenta es que el IMT no se calcula necesariamente sobre el precio acordado entre el comprador y el vendedor. En cambio, se eval\u00faa en funci\u00f3n del m\u00e1s alto de los dos valores siguientes: el precio de venta real indicado en la escritura o el \u00abValor Patrimonial Tribut\u00e1rio\u00bb (VPT) de la propiedad. El VPT es la valoraci\u00f3n fiscal oficial determinada por las autoridades fiscales, a menudo inferior al valor de mercado, pero si por alguna raz\u00f3n es superior al precio declarado, el IMT se calcular\u00e1 sobre esa cifra m\u00e1s alta.  <\/span><\/p><p><span style=\"font-weight: 400;\">Puede encontrar el VPT en la \u00abcaderneta predial urbana\u00bb, el certificado fiscal de la propiedad, emitido por la Autoridad Tributaria. Este documento es un recurso clave durante la diligencia debida y es esencial para determinar el probable impacto fiscal de la compra. <\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-e07c161 e-con-full e-flex e-con e-child\" data-id=\"e07c161\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-87d0693 elementor-widget elementor-widget-heading\" data-id=\"87d0693\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h4 class=\"elementor-heading-title elementor-size-default\">Impuesto de timbre: m\u00e1s que solo una tarifa de formulario<\/h4>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-d094af6 list-spacing2 elementor-widget elementor-widget-text-editor\" data-id=\"d094af6\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"font-weight: 400;\">Adem\u00e1s del IMT, los compradores tambi\u00e9n deben pagar el Impuesto de timbre (Imposto do Selo). Este se cobra a una tasa fija del 0,8% del precio de la propiedad o del VPT, lo que sea m\u00e1s alto, y se paga en el momento de la escritura final. <\/span><\/p><p><span style=\"font-weight: 400;\">Si est\u00e1 contratando una hipoteca, el Impuesto de timbre tambi\u00e9n se aplica al importe del pr\u00e9stamo, a una tasa del 0,6%. Si bien los compradores primerizos menores de 35 a\u00f1os pueden estar exentos del impuesto del 0,8% sobre la adquisici\u00f3n de su primera vivienda permanente, esta exenci\u00f3n no se extiende al componente del pr\u00e9stamo, que sigue sujeto al impuesto del 0,6%. <\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-3209c60 e-con-full e-flex e-con e-child\" data-id=\"3209c60\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-8413cea elementor-widget elementor-widget-heading\" data-id=\"8413cea\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h4 class=\"elementor-heading-title elementor-size-default\">Honorarios notariales, de registro y legales: a menudo pasados por alto, siempre necesarios<\/h4>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-620e1ba list-spacing2 elementor-widget elementor-widget-text-editor\" data-id=\"620e1ba\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"font-weight: 400;\">Despu\u00e9s del contrato promesa y las obligaciones fiscales, el comprador tambi\u00e9n debe presupuestar las formalidades de la transacci\u00f3n. La escritura de compraventa debe ser autenticada y la nueva propiedad debe ser registrada. <\/span><\/p><p><span style=\"font-weight: 400;\">Los costes notariales para la ejecuci\u00f3n de la escritura generalmente oscilan entre 500 y 1.200 \u20ac. El registro de la propiedad en el Registro de la Propiedad generalmente agrega otros 250 a 300 \u20ac, y el registro de una escritura de hipoteca generalmente cuesta entre 200 y 400 \u20ac adicionales. Estas cantidades pueden variar seg\u00fan la ubicaci\u00f3n y la complejidad.  <\/span><\/p><p><span style=\"font-weight: 400;\">Contratar a un abogado no es obligatorio, pero es muy recomendable, especialmente para los compradores extranjeros.
