Un abogado cualificado debe verificar el estado legal de la propiedad: confirmar la titularidad, comprobar si existen hipotecas, grav\u00e1menes, licencias de construcci\u00f3n y cualquier posible infracci\u00f3n urban\u00edstica. <\/span><\/p><p><span style=\"font-weight: 400;\">Tras la diligencia debida, las partes suelen celebrar un Contrato-Promessa de Compra e Venda (Contrato de promesa de compraventa). Este contrato establece los t\u00e9rminos principales de la venta, incluyendo el precio, el calendario de pagos, los plazos y las sanciones por incumplimiento. En esta fase se paga un dep\u00f3sito, normalmente el 10% del precio acordado.  <\/span><\/p><p><span style=\"font-weight: 400;\">La escritura final de compraventa (Escritura P\u00fablica de Compra e Venda) se firma ante notario u otra entidad competente. En esta fase, se paga el saldo del precio de compra y la propiedad se transfiere formalmente.
