a recupera\u00e7\u00e3o da posse do im\u00f3vel &#8211; elas diferem na sua velocidade, complexidade e \u00e2mbito de aplica\u00e7\u00e3o.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-39719a3 e-con-full e-flex e-con e-child\" data-id=\"39719a3\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-b98d67e elementor-widget elementor-widget-heading\" data-id=\"b98d67e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h6 class=\"elementor-heading-title elementor-size-default\">O Que \u00c9 o Procedimento Especial de Despejo (PED)?<\/h6>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ea7e72d list-spacing2 elementor-widget elementor-widget-text-editor\" data-id=\"ea7e72d\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><span style=\"font-weight: 400;\">O PED \u00e9 um processo especial de despejo regulado pelo Artigo 14.\u00ba do NRAU. \u00c9 gerido pelo <\/span><b>Balc\u00e3o do Arrendat\u00e1rio e do Senhorio (BAS)<\/b><span style=\"font-weight: 400;\"> e \u00e9 conduzido principalmente online. O objetivo \u00e9 permitir uma resolu\u00e7\u00e3o mais r\u00e1pida em situa\u00e7\u00f5es em que os inquilinos n\u00e3o cumprem os termos acordados do contrato de arrendamento.<\/span><\/p><p><b>Condi\u00e7\u00f5es para Iniciar o PED:<\/b><\/p><ol><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">O contrato de arrendamento deve ser feito por escrito<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">O imposto de selo deve ser pago<\/span><\/li><li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">O rendimento do arrendamento deve ser declarado \u00e0 autoridade tribut\u00e1ria (AT)<\/span><\/li><\/ol><p><b>Requisito Inicial \u2013 Notifica\u00e7\u00e3o ao Inquilino:<\/b><span style=\"font-weight: 400;\"> Antes de iniciar o PED, o propriet\u00e1rio deve notificar o inquilino por escrito sobre o incumprimento (por exemplo, renda n\u00e3o paga). Se a notifica\u00e7\u00e3o n\u00e3o for recolhida ou reconhecida, o propriet\u00e1rio deve emitir uma <\/span><b>notifica\u00e7\u00e3o judicial avulsa<\/b><span style=\"font-weight: 400;\"> atrav\u00e9s de um representante legal ou oficial de justi\u00e7a.
