Em vez disso, \u00e9 avaliado com base no maior dos dois valores seguintes: o pre\u00e7o de venda real indicado na escritura ou o &#8220;Valor Patrimonial Tribut\u00e1rio&#8221; (VPT) do im\u00f3vel. O VPT \u00e9 a avalia\u00e7\u00e3o fiscal oficial determinada pelas autoridades fiscais, muitas vezes inferior ao valor de mercado, mas se por algum motivo for superior ao pre\u00e7o declarado, o IMT ser\u00e1 calculado sobre esse valor mais elevado.  <\/span><\/p><p><span style=\"font-weight: 400;\">Pode encontrar o VPT na &#8220;caderneta predial urbana&#8221;, a certid\u00e3o matricial do im\u00f3vel, emitida pela Autoridade Tribut\u00e1ria. A escritura de venda deve ser autenticada e a nova propriedade deve ser registada. <\/span><\/p><p><span style=\"font-weight: 400;\">Os custos notariais para a celebra\u00e7\u00e3o da escritura variam geralmente entre 500 \u20ac e 1.200 \u20ac. O registo da propriedade na Conservat\u00f3ria do Registo Predial geralmente adiciona outros 250 \u20ac a 300 \u20ac, e o registo de uma escritura de hipoteca normalmente custar\u00e1 mais 200 \u20ac a 400 \u20ac.
